SEVEN SALES OVER $1 MILLION EACH RECORDED IN OCTOBER AT CRYSTAL POINT IN JERSEY CITY

Luxury Condominium Building 70% Sold, 65% Closed

JERSEY CITY, N.J. – One of the region’s most successful-selling condominium buildings continued to dominate the luxury market in October as an impressive seven sales exceeding $1 million each were recorded at Crystal Point on Jersey City’s Hudson River waterfront.

The new high-end sales, coupled with numerous other contracts taken in October on residences priced under $1 million, has pushed the 269-home building to the 70% sold mark, according to Fisher Development Associates, which is developing the 42-story building on the final piece of developable land facing Manhattan in the City’s downtown waterfront district.

Perhaps more importantly, Crystal Point is currently 65% closed and occupied.

“Despite the real and perceived circumstances that still affect much of the real estate marketplace, Crystal Point has consistently sold to a customer base that is confident in the enduring value and qualities of the building,” notes Brian Fisher, President of the company that bears his name.

“Achieving this level of sales velocity and price points in the midst of today’s market provides clear evidence that buyers deem this a historically-opportunistic time to purchase a luxury residence in a world-class property that offers them a truly unmatched lifestyle.”

The iconic Crystal Point building takes upscale riverfront living on the Hudson River to the next level by providing forever New York City views and a myriad of five-star recreational and social amenities to create a hotel-inspired living environment. Prices for the one-, two- and three-bedroom residences start in the mid-$500,000s. Homes at Crystal Point are made even more attractive thanks to a 30-year tax abatement that has been granted to the building.

Crystal Point features a crystalline-style glass exterior and has been designed to maximize the building’s waterfront setting and views of the ever changing Manhattan skyline. Inside, one-, two-and three bedroom homes range from 800 to 1,817 square-feet and offer an array of premium finishes. Residents also benefit from free on-site parking.

“Floor-to-ceiling windows drench the homes in natural light and many of the residences offer riverfront balconies,” notes Adrienne Albert, CEO of The Marketing Directors, Inc., the building’s marketing and exclusive sales agent.

“Kitchens boast Italian Pedini wood and glass cabinetry, sparkling quartzite counters, under-cabinet task lighting, full height pantries, islands with breakfast bars and a full Jenn-Air appliance suite. Each residence also has SMART home technology capabilities and a washer and dryer.”

Created by the renowned New York City architectural firm Gruzen Samton LLP, the distinctive design of the landmark Crystal Point building maximizes its unrivaled waterfront location and creates homes with modern, open and furnishable living areas.

“Unlike many high-rise developments which often seem cavernous with long hallways, we split the Crystal Point plan in half with elevators positioned in the middle of the residential floors to create short corridors and provide the building a very intimate feel,” says Jordan Gruzen (FAIA) of Gruzen Samton. “We utilized multiple façade planes to break the building‘s mass up and ensure that every home had magnificent views. Each condominium was designed so from the moment the front door of each home is opened one is aware of the views and the light emanating from the water.

“The layouts of the homes themselves often create large square rooms and sprawling living spaces that are open, airy and extremely functional.”

Crystal Point’s superb amenities include the Crystal Spa with a thermal bath, sauna, steam and treatment rooms. Residents will also enjoy a yoga/aerobics room, state-of-the-art fitness center, lounge with flat screen televisions, game room with billiard and poker tables, children’s play room and a screening room within the Crystal Club.

“An outdoor deck overlooking the Hudson River features a sparkling pool, giant hot tub, private cabanas and lounge chair seating, as well as two BBQs and dining area, fire pits and a children’s play area,” says Ms. Albert. “The building also offers a professional concierge, valet parking and soon a lobby level restaurant.”

The New Jersey District Council of the Urban Land Institute (ULI-NNJ) has awarded Crystal Point its 2010 “Project of the Year” honor in recognition of the responsible development of the waterfront condominium building. Earlier this year, Crystal Point received the prestigious Gold Award for “Community of the Year” during the 2010 National Association of Home Builders’ (NAHB) annual International Builders’ Show. Given by the National Sales and Marketing Council (NSMC), the celebrated achievement distinguishes the building as the best new attached home community in North America.

Crystal Point is conveniently located between the Paulus Hook and Newport sections of Jersey City and steps from PATH trains at both Exchange Place and Newport with direct access into New York City and a Light Rail station.

CRYSTAL POINT IN JERSEY CITY RECOGNIZED ON NATIONAL STAGE WITH PRESTIGIOUS “COMMUNITY OF THE YEAR” AWARD

Iconic 42-Story Building Takes Home Gold During Annual Nationals Award Ceremony at Home Builder’s Conference in Las Vegas

JERSEY CITY, N.J. – Crystal Point, Fisher Development Associates’ iconic 42-story condominium building on Jersey City, NJ’s Hudson River waterfront, was crowned with the prestigious Gold Award for “Community of the Year” during the 2010 National Association of Home Builders’ (NAHB) annual International Builders’ Show recently in Las Vegas, NV.

Given by the National Sales and Marketing Council (NSMC), the celebrated achievement distinguishes the collection of 269 upscale residences and resort-style amenities located in the heart of this Hudson County City’s downtown district as the best new attached home community in North America.

Crystal Point was also recognized as a Gold Award winner for “Best Sales Center” and the Crystal Point Sales Team for The Marketing Directors, Inc., the building’s marketing and exclusive sales agent, took home Silver Awards for Sales Person of the Year and Sales Rookie of the Year.

The awards were announced during the annual National Sales and Marketing Awards — called The Nationals — a yearly competition which recognizes innovation in new home design and marketing and sales efforts. Crystal Point was selected from among hundreds of submissions by a diverse panel of judges comprising marketing specialists, builders, architects, consultants and other industry professionals.

“The Community of the Year award is a significant achievement for Crystal Point, especially when you consider the building went head-to-head with some of the most prestigious residential properties in North America and prevailed despite being located in the New York City market where high land prices, construction costs, and price-per-square foot levels put it at a disadvantage against its competitors,” says Adrienne Albert, CEO of The Marketing Directors, Inc.

“For example, 25% of the entries this year were Canadian where there aren’t difficult market conditions to overcome. Many others were located out west where sprawling, volume spaced homes can be introduced at much lower prices based on development costs than what we are confronted with in the New York Metro area.”

The accolades for Crystal Point come as the building celebrates some of its most important milestones, the most significant being the arrival of the first-homeowners who are now residing in their upscale new condominium homes and enjoying its exciting urban lifestyle.

The noteworthy announcements do not end there, indicates says Brian Fisher, a principal of Fisher Development Associates. The unveiling of a new sales center and model homes located within the building at 2 Second Street after the New Year has spurred impressive sales interest as buyers marvel at the magnificent water views which stretch from downtown Manhattan all the way to the George Washington Bridge and imagine themselves living in this sought-after residential address.

Visitors to Crystal Point have been extremely impressed with the amount of ongoing activity at the building. In addition to professionally-decorated model homes, they can now see for themselves the elegant lobby and sparkling exterior and the state-of-the-art amenities are expected to open within a few weeks.

Crystal Point features a crystalline-style glass exterior and has been designed to maximize the building’s waterfront setting and views of the ever changing Manhattan skyline. Inside, one-, two-and three bedroom homes will range from 800 to 1,817 square-feet and offer an array of premium finishes. Residents will also benefit from free on-site parking.

“Features will include kitchens with Italian Pedini wood and glass cabinetry, sparkling quartzite counters, under-cabinet task lighting, full height pantries, islands with breakfast bars and a full Jenn-Air appliance suite,” Ms. Albert points out.

“Floor-to-ceiling windows will drench the homes in natural light and many of the residences will offer river front balconies. Each residence will also have SMART home technology capabilities and a washer and dryer.”

Homes at Crystal Point are made even more attractive thanks to a 30-year tax abatement that has been granted to the building. Residences are priced from the low-$500,000s.

HOBOKEN RENTER SEES MARKET CONDITIONS AND UNIQUE DESIGN AS REASONS TO BUY AT VESTA HOBOKEN

HOBOKEN, NJ – When Phil Marrone took into consideration the historically-low interest rates, value opportunities and federal programs available to first-time homebuyers, it became crystal clear the time had come to trade in his rent receipts for a mortgage and the benefits of homeownership.

Mr. Marrone had been renting an apartment in north Hoboken with his girlfriend, Stephanie, and casually viewing both existing homes and new construction residences throughout Hudson County for over a year.

“We were informally looking at homes to purchase for sometime,” he says. “When we thought about the buying environment, interest rates still being low, reasonable prices and tax credits available, we realized circumstances were ideal for us to buy so we began a more aggressive search.”

Wanting to live in a location that provided an easy commute to his office in New York City and Stephanie’s office in Morris County, Mr. Marrone focused on Jersey City and Hoboken.

“We wanted a home were I could easily access the PATH and Hudson-Bergen Light Rail,” he points out. “We also preferred a building with parking because of Stephanie’s drive west to her office in Morris County and to avoid the difficulty of street parking on a daily basis.”

After researching a number of possibilities, Mr. Marrone drove by a sign for Vesta Hoboken, a handsome boutique condominium building located at 609 Observer Highway on the burgeoning southern side of the historic Hudson County City and quickly inquired about its upscale homes. In fact, Mr. Marrone became the first appointment when the building officially opened its sales program this year.

“When we visited Vesta Hoboken, we were impressed with the building’s unique design which offers a new twist on brownstone living by combining old-fashion architecture with new and modern features,” he says

“We ended up purchasing a 1,300 square foot two-bedroom condominium home at a great value. “There’s plenty of light, the size is great and very spacious for a two-bedroom layout. We were particularly pleased with the upscale finishes in the bathrooms and the warm feel of the oak wood flooring.”

While location and homes were a considerable draw, Mr. Marrone was also appreciative of the on-site amenities and services at the attractive mid-rise condominium building.

“The amenity package is unique for Hoboken and really differentiates the building,” he says. “The video doorman is a feature you don’t often find in this area and was convenient for deliveries, the parking garage was obviously very important, there’s great private storage in the garage, an elevator and a gym for added convenience.”
Mr. Marrone and Stephanie are some of the first residents to reside at Vesta Hoboken which has celebrated fall with sales milestones and closings. In addition to welcoming the initial homeowners, Vesta Hoboken has also unveiled a new, fully-furnished on-site sales center which opened with 63% of the upscale homes already sold.

Two-bedroom homes at Vesta Hoboken are priced from $595,000 — which includes on-site private parking — and range in size from 1,142 to 1,492 square feet. Open gourmet kitchens include appliances from KitchenAid’s Architect Series II, contemporary white high-gloss cabinetry, and Carrera marble countertops. Sumptuous master bathrooms are clad in limestone and Italian tile with stone flooring and large walk-in showers. Amenities include floor-to-ceiling windows, wide plank fumed oak flooring throughout the living area, central heating and air conditioning, nine-feet ceiling heights, spacious terraces in select homes and a video intercom system.

Three-and four-bedroom duplex penthouses at Vesta Hoboken offer from 2,213 to 2,351 square feet of sensational living space, large terraces, fireplaces and three baths, indicates Jackie Urgo, President of The Marketing Directors, Inc., the building’s exclusive sales and marketing agent.

Residents will be able to enjoy all of the city’s exciting appeal, including a vibrant downtown atmosphere, classic urban charm, extensive public transportation, and a close proximity to Manhattan. The PATH, Ferry and Light Rail are all easily accessible.

Vesta Hoboken represents a new alternative for area homebuyers, including truly spacious homes with sleek and modern interiors. The building’s striking exterior is notable for its deep gray brick façade with a reflective gunmetal finish – a contemporary interpretation of traditional Hoboken architecture. The finished lobby is lined in chiseled white quartz and features Capiz shell chandeliers and Italian flooring with a pale steel patina. Residents will enjoy on-site parking, a private gym, a lounge and individual storage units.

JERSEY CITY, N.J. – The traditionally slow summer sales period certainly didn’t deter prospective purchasers at Crystal Point where the iconic 42-story condominium building directly on the Hudson River in downtown Jersey City is reporting accelerated and strong buyer interest since May.

The high sales volume during the summer months has been quickly equaled by a flurry of activity in early fall with nineteen condominium homes sold at Crystal Point within the last two weeks alone, according to Fisher Development Associates, which is developing the building a mere 25 feet from the banks of the Hudson River.

Much of the success is being directly attributed to the debut of the professionally-decorated model residences and continued construction progress at the magnificent building which enable visitors to get a true sense of the high quality, upscale interior designs and unrivaled waterfront location with majestic views of the riverscape and New York City skyline. Also contributing are limited-time summer Grand Opening prices starting from the low-$500,000s which provide tremendous value and have created an unsurpassed buying opportunity.

“Vesta Hoboken will also be the first building in Hoboken with Video Doorman technology,” says Ms. Urgo. “Groceries, dry cleaning, UPS and Fed-Ex will all be delivered and waiting for you when you get home.”

Residents will be able to enjoy all of the city’s exciting appeal, including a vibrant downtown atmosphere, classic urban charm, extensive public transportation, and a close proximity to Manhattan. The PATH, Ferry and Light Rail are all easily accessible.

“Hoboken is an extremely pedestrian-friendly town due to the close proximity of its wide variety of schools, shops and retail,” notes Ms. Urgo, “and Vesta Hoboken is well-located to take advantage of everything this great city has to offer.”

Vesta Hoboken is 63% sold, a true testament to the public’s attraction to its luxury, value and appeal. The first homeowners at Vesta Hoboken are preparing to close on and move into their new condominium homes at the building shortly.

Vesta Hoboken represents a new alternative for area homebuyers, including truly spacious homes with sleek and modern interiors and dynamic surroundings.

Homebuyers can now visit the off-site sales center for Vesta Hoboken. Situated just steps from the actual building at 552 1st Street at the intersection of First and Madison Streets, the sales center provides a well-rounded sales experience and introduction to this vibrant neighborhood setting.
