Buyers have continued to gain more confidence in the Manhattan market as the vaccine rolls out and the spring season approaches. Although the market remains challenged and inventory is still high, an increasing number of transactions in recent months is an encouraging sign, albeit at decreased prices year over year. Contract activity in 2021 through February is up year over year with the majority of contracts occurring under $2M.
